Furnace maintenance: clean out cabinet, inspect electrical components in the service panel, inspect gas pipe fittings, inspect gas burners for proper operation, inspect blower motor and capacitor, inspect condition of full operation, inspect ducting in attic, inspect airflow condition, and inspect temperature split from return to supply.

Summerized: clean out cabinet, hook up and inspect water line, and adjust water float. Oil lube bearings for proper lubrication. Inspect condition of fan belt, pump motor, pulley, pads, and float. Inspect waterline and inspect drain line. Inspect drain pan for corrosion.

Winterize: unhook the unit from its power source, drain the cooler cabinet. Disconnect water line, drain the water, install customer winter cover, and block the vent.
